As mentioned by others before, there are noisy construction works on this building starting from 06:00 am - even on weekends and public holidays. This goes on for at least half a year now creating an unbearable situation for the tenants. Two stars just because of friendly staff and modern infrastructure.

Avoid if you can The place itself is fine, and the staff is quite helpful. However there are tons of hidden costs everywhere (account creation, reservation, insurance, service costs, linen, etc), there are wildly unbalanced clauses in the contract, and be prepared to argue for more than a month to get your deposit back. And guess what, there are suprise cleaning costs involved in cleaning a truelly spotless apartment (latin mother approved), so you won't get your full money back.

Spend 2 years here, just because it was easy to get a house with this company. The place looks fine and on a good location. But they do so much wrong! They always tell a story about the building or things that happen in the future, and it’s always not true or they don’t do. Pay for parking is ridiculous because it’s so far away from the city center, just because the own the parking they make use of it the earn even more money! The helpdesk has no clue what they do, like the manager back in the days. The boiler is a common problem and they know that, but still on my last week they took days to fix it, they even told me that they don’t know the problem. Lair! And when you leave, you won’t get you full deposit! Additional cleaning cost and a broken light-bulb is my responsibility? Should be a serviced apartment isn’t? It looks fine, but the company are a bunch of amateurs! They don’t care about you, accept their bank account! Until never again!

we didnt get back full deposit and were rudely contacted by one of the staff. I stayed at the ridge for a couple of months for work. The room wasnt completely clean when we came in. The room looked pretty good. great kitchen and bathrooms. The beds were okay. Despite the layout of the room being very awkward I still liked the place. There was wifi and a small tv. The staff was very friendly with an exception. Before we left my pregnant wife and I cleaned the place thoroughly for an hour to avoid having money subtracted from our deposit and because we were thinking of coming back here sometime at holland2stay. When we got only part of the deposit back we called them up for an explanation. Their claim was that they hired a cleaner to clean the place and therefore subtracted the money. Im not going in to details about the conversation but the girl on the phone didnt speak dutch and was very condescending and rude. She also promised to let a dutch person call us back which is something that never happened. Not only did the place not need cleaning but we left it better then how we found it. Dear Holland2Stay, I am going to assume this was an honest mistake or oversight on your part and not intentional. bottom line is we got charged extra for no reason and our case was rudely handled by your staff. Fix these issues and you guys deserve a much higher rating. Thanks for the otherwise good service.

We have been trying to get an apartment at the ridge for three months now. Unfortunately, it feels like they switch up their requirements weekly and arbitrarily. In the beginning, we got rather harshly told on the phone that students were not allowed. Then they switched and allowed students (Bachelor, Master, PhD) if they paid five times the deposit. Consequently, we booked a residence and paid the deposit. However, it then turned out to be a mistake in the system since somebody still lived there. As a result, our booking got cancelled. Then, after waiting for weeks for new residencies they changed the apartment distribution to "lottery". After applying for a few weeks in a row we actually won the lottery, just to be told that they now decided to only take PhD students, again. So they cancelled us, again. Just 4 Weeks ago a mother posted a review that she did not understand why students were not allowed and was assured by Holland2Stay that students were not discriminated against and could book an apartment. Sadly, this is no longer true. I do not understand why Bachelor and Master Students are left out of the housing market this severely. Especially since there are so many options: Pay five times the deposit, have a parent guarantor or even have a parent co-sign, if not all three of those. What on earth could be so horrible to disallow a student couple (that is willing to do all of those things) to live in their apartments?

Pro: - location is clean - well located relative to the university and Delft tech park - the kitchen was well equipped Cons: - the rooms are very expensive - the landlord kept 250 euros from my deposit for a dirty oven dish (so I guess you can expect them to try to rip you off as much as they can since they know you won`t take them to court for such amounts). - after cleaning the room for days prior to my departure, to the level that I cleaned the light switches and sockets with wet wipes, the inspector that verified the room in my absence after my departure said that the room was "VERY dirty" and it requires a lot of professional cleaning. Not to mention that when I received the room it was dirty from construction works that were not even finished on my corridor. So I left a very clean room after receiving a dirty one and I was charged like 200 euros for "cleaning" that I am certain never happened. L.E. : Despite the comment below that the owner will take action, 2 years later nobody has contacted me. So it was a futile attempt made to protect their image, but they are happy to be scammers.

They will always try their best to rip you off. Their whole business model is based upon exploiting naive and/or wealthy internationals and taking their money. If you gave them your deposit - don't expect to see it any time soon (if ever). The apartments are delivered in poor quality with things like unscrewed furniture being very common. There had been an issue in the building where an incorrectly attached boiler fell through a ceiling and leaked through the whole building. That could have killed someone. While living with them they always try to squeeze in more hidden costs than you expect. They even sent invoices to tenants for things that were explicitly specified as free in the contract. Avoid.

Nice apartments, The lady from holland2stay confirmed that I would receive a full deposit back. So, I will edit this section when I receive the full deposit because I left the apartment in a very good condition and it was very well cleaned. I will update my review after a while.
