Don’t use this company. They have no ethics or morals in the way they do business and allow, in the rental of one of their properties for the residents to engage in continual late night parties with lots of noise. This has been going on above my property in Warmoesstraat in Amsterdam. Although a busy street, the houses are quiet refuges from the outside world, unless that is the property above you is used as a party house, hotel, bar and nightclub by 4 inhabitants who regularly invite tens of people, often not arriving until gone 2am on Monday, Tuesday and Wednesday nights, not to mention the weekend, to party and shout. Combined with the fact that the floors transmit all sound, amplified like a drum, through their thin timber frame, this is like living in hell. Even without music playing, I can hear the footfall of 4+ people, often 10+ people, above my bedroom and living room at all hours. Inniger Express Services has ignored this issue for five years, but they have offered to buy me out but they refuse to soundproof the floor even though that is a new requirement for shared properties of 3+ people in Amsterdam. Over five years, their only response was 'see the VVE, they deal with everything'. The VVE told me today that Baltex won’t do anything because they get good rent money from the tenants. This is an issue, amongst other things of ethics and morality. I have requested that they either sound proof the floor as is their legal duty, to stipulate by contract the prohibition of noise after 11pm, or to arrange for more mature people that don’t make a noise to take over the residence when the current renters agreements expire, which apparently happens in January 2020. Nothing. Dutch regulations state that property for four people must be sound proofed, but they are abusing the system by classifying the property as two flats of two people, even though they clearly use it as one property. The VVE has even admitted that this method is being used, he stated something to the effect, ‘its two flats, but they choose to walk in and out of each other’s flats sharing, and use it as one’. This is clearly immoral and unethical and simply a trick which I am pressuring the City of Amsterdam to address. This has destroyed my life. For the last five years I have done nothing by complain about it, contact the City, organisations like Beter Beuren and call the police and more. The property is owned by Azet Bouw Holding Bv, Inniger Express Services BV and Baltex Holding B.V.. They all ignore me. The residents have behaved in a threatening manner with me, clearly finding no issue with using intimidation to scare me, trying my force to open my door at 3am, leaving rubbish on my door step, leaving windows banging all day and slamming the external door loudly every time they come and go. If these people went to an estate agents and said there are four of us and we want a flat where we can party 2-3 times a week, use the premises as a bar, hotel and nightclub, at all hours, the estate agent would turn them away saying they would upset the neighbours. However, now that they are in above me, there is no check on this sort of behaviour. I have informed Inniger Express Services that I would leave a negative Google review in January 2020 if things did not get better. They have done nothing. Without any formal agreements, these people readily start making noise again, often carried out by people that do not live there, as it is clearly used as a hotel or youth club where any of their friends can stay, often getting a key to come and go as they want or by leaving the external door open. Think about what that means and ask yourself whether you are happy to do business with a company that won’t put carpet in a property or anything else at all, but are happy to engage in a huge financial transaction such as buying a person’s house? Writing a negative Google review is a last straw which I have tried to avoid, and I imagine it will change nothing. Do you want to do business with a company like that?
