If you're looking for one of those notorious renting agencies that try to get as much money as they can from you, this is the place. My significant other and his roommates got a terrible, terrible "personal approach". If you're wondering why I'm the one writing this - it's because they treated me rudely and deserve to be exposed for that. First, the rooms they rent as 'furnished' consist of the cheapest bed, chair and desk they could find, and you'll have to buy your own bedding, pillow (you'll get just the mattress) and kitchenware. Not quite what you'd expect for such ridiculously high prices. Second, especially in the older houses they don't care for any rodent problems or isolation (its either super cold or super hot depending on the weather) and they didn't keep promises they made about renovating the place. Third, one time they let a third party deliver a washing machine to our neighbours. They gave them ALL keys for all stories, so all of a sudden two strange men entered the wrong house without the residents knowing about any delivery. At all. (All the other deliveries, viewings and small repairs went unannounced as well, by the way.) Then, last but not least, when my SO finally moved out they were extremely rude in their communication. When they came for house inspections they came 15 minutes early every time and would just enter without knocking with their own key. After moving out, they took forever to return the deposit. My SO had to email them. The 1st time they told him it would take 4 weeks to return. After 5 weeks had passed and my SO again had to email them, they came up with a poor story, saying that he had to delivery evidence of being registered at his new address. My SO did not have time at this point to fight about it so I tried to tell them they couldn't hold his deposit for that reason (you can ONLY hold deposits when there's damage or cleaning costs) by email. They didn't answer for another week. When my SO finally called, they told him the same story and that they didn't reply to the email for 'privacy reasons' (they could've just replied with that but they didn't, of course). Eventually they returned the deposit accompanied with a rude reply after caving and giving them an official address and that was that. By the way, his old roommate did not get his deposit back yet for the same reason while he didn't even register in the first place. Odd, right? So, to be short; if you like to be treated about as good as the rodents that will be your roommates - this is the place to be. :) And one last thing; know your rights. They are NOT allowed to keep your deposit because you didn't give them your new address. Our Dutch renting laws do NOT support this. Please don't let them take your deposit, because they don't deserve to have it. Good luck!

Do NOT rent a room through Niya even if you are desperate finding accommodation! Extremely unprofessional people working there who do not care about the living conditions of their tenants. I have been living without proper heating since I moved in two weeks ago and water came in from my window the other night damaging my furniture. Every student I have talked with that know Niya have only had bad experiences with them. Last year it took me time and effort to get my deposit back. Check the other reviews on google and you can understand what I am talking about. Also, the apartments are very dirty and you need to clean them yourself after moving in.

After reading those one star views, I expected to receive zero penny from deposit. But the returned amount turned out to be better than I expected. They kept 30% of my deposit for random and dumb reasons. Whether it is an acceptable amount, you can judge by yourself. Besides, I can confirm that they will let many people step into your room and examine the room even when you are not home. And in most of cases, they will inform you the examination one day/ several hours in advance.

I'm renting with Niya and I cannot really understand why they are that poorly rated. Yes it has happened that they gave keys to third parties to fix stuff in the house, but they always asked permission first and also gave me the option to have them visit when I am home. Other than that, whenever there are issues in the appartment they pick it up very quickly and makes sure it gets fixed. My room is affordable and spacious, and has good location. They are not always easy to reach by email but that can easily be solved by calling them. I have not yet ended my contract period here, so can't say anything about problems with getting refund back, but so far I feel like the average rating is much poorer than the company deserves, so just adding a review to provide a more nuanced view for those considering renting with Niya.

I am just about to sign my second renting contract with Niya Rooms Rotterdam and as opposed to anyone with pretty tough experience and one-star review, I am very content with the company! Specious rooms, central locations, utilities included in the rent and all that at affordable prices (compared to any other agency offering accommodation for students). I agree that the communication in the beginning was tough (e.g. slow response to emails), but after a while the employees became friendly and always helpful when called. My roommates and I were always informed about maintenance and/or someone entering in the apartment days in advance. We also received about 80% of our deposit back in just 3 to 4 weeks after moving out. I am looking forward to seeing my new place provided by Niya and hope for the same service as up to now. I would also recommend the company to anyone looking for a nice and rather cheap place in Rotterdam!

Rented with Niya for about 2.5 years, never had a problem. They always let me know when someone was coming to fix an issue and there was always great communication. The prices of the rooms are fair for international students, especially considering most of their rooms are very central! (downside is you probably won't have a living room).

One of the worst agencies in Rotterdam. Rooms and apartments with low quality, poor service and high prices. Niya employees only care about money. If something breaks in your home and it needs to be repaired, they will try to fix it in 100 different cheap ways before they call an specialist. My own experience, when I rented a room with them, the heater was very noisy, I called them to repair and literally after 7 MONTHS they fixed it. They offer furnished rooms, but don't expect much, all very badly finished. Communication with staff is also a challenge. Sometimes they would show up at my apartment to do viewings in the other rooms without a previous notice. The deposit was given back to me in a good timing, that's why my 1 star. If you are a student coming to Rotterdam, I would advise looking for another Agency.

Rented from them from august 2019 to july 2020, lived in a room with a defective radiator all winter. They never bothered to even check what was wrong with it. They wouldn't confirm that I was moving away until after I had sent a minimum of four emails begging for confirmation. After I left I expected to not hear from them again. This week (over a year later) they contact me demanding that I "return" 24 euros that they had to pay in municipal taxes. This lack of professionalism is unfounded and frankly takes advantage of students looking for a home in the already pathetic housing market in the Netherlands.
