β β β β β We got our deposit back 4 and a half months since our check out after countless pointless conversations via email or on the phone. Not sure that it's relevant but in our last email to Xior about the deposit we "hinted" that we might take legal action, so if they are late with your money you might try that :) Not to mention the other countless issues we encountered during our stay.

β β β β β Don't rent from Xior. Though the building is new and the studios in themselves are alright despite being very expensive, there is a major issue with the company. They will NOT return your deposit which depending on the type of studio you rent ranges from 750 to near 1000 euros, unless you threaten them with legal action. They know exactly what they're doing and it's very much illegal.

β β β β β Disappointing for the price and horrible service. For the price you are paying you could get a much better studio- there were frequent internet outages, for the first two months I lived there fire alarms were a daily thing making it impossible to study.
On top of that, they will absolutely delay paying your deposit back! Itβs has been over 2 months since Iβve moved out and they keep telling me that I will get my deposit back next Monday for weeks!
I have not gotten my deposit back yet.

β β β β β Moved out in February and still haven't received my deposit.
The room was okay (altough many problems with wifi, fire alarms, washing machines ), but the company is a disaster. You can't reach anyone competent by calling the company. After many calls and emails, I still haven't received my deposit for 3 months and they don't seem too bothered by it. They also didn't give me any info on why they breached the contract (deposit should be paid in 10 weeks after moving out) or when I could receive the deposit.
I know a few people who also haven't received their deposits and are also trying to find out what happened without any luck.
This is unacceptable! Stay away.

β β β β β The apartments themselves are fine, not very spacious but neat and the location is great if you study/work on the Zernike campus.
However, there were a lot of internet problems during working hours, which was even more frustrating because of the promise of great internet and because everyone was working at home due to the pandemic.
There were a lot of fire alarm drills, sometimes taking a long time before the alarm was turned off. Also, you don't get a physical key but you need to open the door with you phone, which doesn't work great. It feels more like you are living in a hotel instead of your own studio.
But mostly I am frustrated that even though I emailed them several times and even visited the front desk I haven't gotten my deposit back even though I moved out in February and they told me I would get it back within 10 weeks (which is already a long time). This is my main reason for writing a bad review.

β β β β β Way too overpriced apartment with issues which are deal breakers, on the bright side, at least you won't be homeless in Groningen!
1. Extremely overpriced! The rent is 712 which is supposed to be inclusive of bills but not tax and tax per is almost 450 euros per year (which is not mentioned anywhere and the tax department will never give you remission as you need to less than 1200 Euros in your account to receive the benefit), making it almost 750 Euros a month, which is a huge rip off especially for students who are not earning!
2. Washing - 6 machines for 900 students is way too little and it's always busy and they make you pay 2.35 for a wash and 2 for a dryer, far too expensive, why not provide 3/4 rounds of washing free per month and charge if someone uses more than that?
3. Poor quality of building - There are already wall paint peeling off, flooring peeling off despite being careful, stains near the kitchen area which won't go away no matter what and hence they will charge you a bomb when you need to vacate and cut from the deposit amount. Bike door has been missing for months, resulting in thefts.
4. Annoying design - Everything has been glued in, you cannot even move anything, you cannot hang pictures on the wall. No doorbell, ordered food and no one down to open the door, well go down 21 floors to pick up your food!
5. Random construction - it's a brand new building and there is construction taking place, which starts at 8am with loud drilling sounds which is super annoying and the fact that it's going to take 10 weeks is annoying. Even though they compensated for it by a few euros, it went on for months and was super annoying!
6. Fire alarms - They used to go off every day for 4 months, but they've now been fixed and there have been no false alarms since then.
7. Internet - The Internet had a lot of issues in August/September, Ask4 seem to have been fixed the issue after multiple complaints but no compensation has been paid for the same.
Located too far away from the center and hence a lot of food deliveries cost a lot or they just don't deliver.

β β β β β They offer a nice view for the north-side appartments and the building is also close to the Zernike campus which comes in handy (conversely this means that biking to the centre takes >15 minutes).
However, the administration is a total chaos. First there's this fire alarm issue they haven't managed to fix in months, where the fire alarm goes off up to a couple of times a day (including night time, totally love it).
Then, doing your laundry is pure torture, with only 5 washing machines for a couple hundreds of residents.
Lastly, keep in mind that most furniture comes glued to the walls, meaning that one won't be able to, say, relocate the bed or the drawer.
Also, it's wise to avoid the higher floors, given that the lift isn't the best, but also the lower, due to regular ground-level noise.
EDIT: I forgot to mention they've also had terrible internet issues ever since I've moved here 4 months ago, with no signs of improvement to the moment of writing. Instead they keep passing the blame to their internet provider (Ask4WiFi), which in turn passes the blame further to their 3rd party providers. In essence, the internet goes down quite often, which is unbearable in times like these, when school stuff is entirely online. Thus, an unlimited data plan is recommended before moving in, since keeping a hotspot on 24/7 as I do can get pretty expensive.
EDIT #2: Also, Nido does not provide physical keys to the flats. Instead, one needs to download this app on their mobile in order to unlock the door. This causes frustration, since the app is sometimes buggy (and the door won't open), but it also means that the room is not longer accessible once the batery runs out. According to Nido, this wouldn't be a problem, since one could always go down to the allegedly 24/7 reception in the event of such scenario. However, that is not true, since the reception closes in the evening. To make matters worse, although they have been offering some keys in exceptional situations (e.g. phone not working) and only after a great amount of insistence, at the moment of writing they are threatening to recall all of these by the end of September, which I personally find unacceptable.

β β β β β I would not recommend booking a studio apartment at Xior! When I moved out, the shady activities started. I moved in mid-August and moved out mid-February, and had to pay more for each half rent than was stated in the contract. Although the staff at the Zernike location was relatively nice, the staff at the main office is horrible when it comes to bills and payments. Here, they try their hardest not to give you your money back. Also, I quickly realized that the person I write to regarding bill has no idea about anything. Now I just hope to get my deposit back in 10 weeks and my money, which I regretfully overpaid, back soon, preferably in 14 days. But I just received an email that I will get this money back in 10 weeks as well, which is weird, since this money has nothing to do with the deposit. All in all, I would not recommend Xior student housing to anyone. Small apartment, way too expensive and bad service. If I had the chance, I would give Xior 0 stars!
