Our booking process is easy, safe and entirely online, from the moment you start browsing through our offer to the moment you sign the rental agreement. We aim to offer you a stress-free booking experience that can be arranged quickly and remotely from anywhere in the world.

CONTRACT TYPES
We offer three types of rental contracts. The type of contract depends on the building and will be mentioned with each of our listing as well. Below we explain each type of contract.

Short-stay: Recommended for when you are seeking a residence for a temporary stay. When a residence offers a short-stay contract, it means you can stay 3 months to 1 year maximum, with a minimum stay of 1 month. The maximum time you can stay differs per building and depends on the requirements you meet. This is because of certain tax rules, which we have to comply with. A short-stay contract is especially handy if you seek accommodation for a short time or for an in-between solution!

Regular: Our long term rentals! If your residence offers a regular contract, it means that, you can stay for an indefinite amount of period, with a minimum stay of 3 to 12 months. The required minimum stay period differs per city and building, so we advice you to carefully read through the listing of the residence, and your contract when you have already booked.

Student only: A campus contract is a rental agreement for residences intended for students. This contract specifies that you can only live in this accommodation if you are a student, and until your study ends. We need a copy of your valid passport and a current proof of enrolment of your university to accept you as a tenant. If you are not a student anymore, in case of graduating or other reasons, please notify us from which date and you will be given an end date of 6 months from that time.

HOW TO BOOK
Did you find a residence you like? If you want to book something with us, you need an account on our website. You can register for an account here. You have to pay a one-time registration fee of €26.50 that is non refundable. We have three different kinds of availability statuses. Let us guide you through the availability labels!

rented icon This means that the residence is currently ocupied. You can still click on the label for more information.

book directly icon This means that the residence is available to book directly. You don’t have to sign up for a waiting list or participate in the lottery. If you fulfil the (income) requirements and pay the required fees (i.e. deposit and first month’s rent), the residence is yours. Be sure to check the requirements before making your booking.

lottery icon This means that the residence is available in our weekly lottery. The lottery runs from Tuesday 7 PM until Sunday 8 AM. On Monday, a person from the lotery is automaticaly selected, completely at random. You will receive a notice if you are selected or not. If you win the lottery, you get 24 hours to book the residence.

To confirm your booking, we ask you to make a down payment of €200, that is part of your deposit. Please read our Terms and Conditions to understand our cancellation policy. When the booking as been placed, we will verify your details and contact you about the next steps!

The Prices are good at Holland2Stay, the apartments are nice and cozy but the costumer services is the worst. I had to stay 3 months to get my deposit back after evacuation. Another example, it is almost 4 months that I have rented another apartment from H2S but I still have not received the mailbox key. Many other small examples. H2S does not care about the tenants at all.

I decided to write a comment just because I read the one-star comments and I feel they are not being fair. I am sorry to all of you that thought you will get a good apartment just by paying the 30 something fee. I am sorry to disappoint you all but that is not how life works. These apartments are so good in price/quality that the demand is incredible high and usually there is only one or two apartments to rent. All of us who got an apartment did it after months of trying, and connecting to the website 30 minutes before 10am and almost 2 hours after. Reloading the website every second. At this moment I still have friends trying it every Tuesday. If you get an apartment you should feel a lucky bastard. Specially, between the months of June and September when all the VU students get out of their one year student housing. So if you are going to make a bad review just because "the website does not work", please save your time and better start looking where to live somewhere else. If you want to live here, you need to go through the process as all of us did. Anyway, if you really want to know if it is worth it, I think it is.

Amsterdam2Stay is more than an affordable place. It is very well located and cozy. It makes our stay in Amsterdam even more pleasant.

Best place for students. Supermarkets, restaurants, bus stops and tram stops are very nearby and easily accessible.

Scammers, DO NOT RENT WITH THEM. After booking and transfereing the money to them, they will cancel your booking so they can charge admin fees, they are also suddenly not available on the phone if you call them from your number, If I could give them - reviews I would, I WANT MY MONEY BACK IN FULL

Worst agency I've ever rented with. Their service is extremely disgusting. My apartment got robbed when I was away, curiously when they had to enter my apartment to take the water meter (and I didn't have insurance). The door was left unlocked and I got robbed a tv and various other things. The tv was then charged when I left the room! and other repairs were not even informed to me. I haven't received any notice since I left the appartment and suddenly I'm told I need to pay 700 euros. Literally the less humanly agency I've ever encountered. Everything is done under their own terms, it's disgusting

My experience about the h2s policy during the checkout was bad. Few weeks ago I checked out from my apartment in Van Heenvlietlaan. I saw their videos and read the instructions about cleaning the apartment after leaving. I took enough time to clean it, even bought special cleaners. The problem is that some spots (like the microwave and the calcifications on the shower) had already dirt when I checked in and I could not totally clean it. I even managed to make it a lot cleaner than what it was originally, but still at the checkout procedure they took photos of these spots and charged for cleaning services. I believe that their cleaning service did not remove them, otherwise they would have done it in the beginning when I initially arrived. I do not believe their intention is to charge me, but more possibly that during the check out someone takes photos of some "dirt" they see without questioning if the cleaning service is able to remove it later. They sent me pictures from the check out, but when I asked for pictures after the cleaning they could only verbally "guarantee" that it was removed. My fault was that I didn't report these when I moved in. They told me in the beginning that the apartment comes with some small damages on the walls and furniture (which is true) and that I shouldn't worry about them because they are aware of the situation of the apartment. Obviously that was not the case.

Awful property maintenance for a high rental price. They increase both rental and service costs every year, but they can't even fix a heating issue in the apartment for almost 2 years: no response to service tickets or calls. Extremely unprofessional.
