The view in an apartment located on 14th floor in the center of Rotterdam is amazing. But... Cleanliness... 2 /5. Rooms and facilities quite worn out by customers. The view from the windows makes up for all the cons.

What a great place to stay if your on a city trip to Rotterdam. It's located right in the middle of the shopping and eating part of the city. Everything seemed a short walk away which was great, keeps you fit doesn't it We upgraded to the corner studio which had great views over the city with its floor to ceiling windows. They all have this but the corner was just that bit more special. The space in the accomodation was second to none, the two of us could have lost lived here quite happily. Comfortable beds, a large shower with a double sink and a complete kitchen. You are able to park at the accomodation, entering the lift to the parking floor is s bit tight if someone is parked on the yellow line (no parking here) but it's still possible just be careful, I could see cars had touched the posts and the entrance to the elevator in the past. Definitely a place I'd goto in any city if I was on a city trip. Great place to go and I can only recommend it if you want something a bit different from your average hotel.

The studio is large, has an amazing view, and is very centrally located. The place was somewhat challenging to find, and the reception is a strange office on the 5th floor, nothing like a typical hotel. There is laundry available, but it is self wash, in the basement of this high rise, and is expensive. There are no common areas, or shared amenities. The hallways are stark and almost industrial. There is no air conditioning, and so the studio was unpleasantly hot during our stay. Because of the lack of A/C, we had to keep the balcony door open at night to cool the room enough to sleep, and there was a lot of street noise. It seems like a very fancy place at first, but does really lack in amenities that make a stay comfortable.

We had a really nice and big apartment, it was really good to have such a big place. The staff was friendly. The location is exceptional, really central and it was convenient to have the parking inside the building. I would choose it again!

Spacious studios with incredible views. Main criticisms were the slow elevators (surprisingly busy all day), lack of any central space/lobby and furniture a bit dirty. Overall though, a great value in a superb central location in the shopping district adjacent to the Lijnbaan. Albert Hejin and tram stops just two minute walk away.

positive things: 1. View is excellent 2. the size for small appartment is huge (100m2) 3. premium quality equipment is used. 4. service is friendly and excellent 5. all shops are in walking distance. negative things: 1. all need reformation, it looks still modern, but it is very old and dusty and many things broken. 2.benches and sits and toiletseat are only for young people, its very low and almost on the ground. 3. TV channels etc. are in very bad quality and not from this time. direct internet connection also missing. 4. You need to know how to use the floorheating. first open up all the windows for fresh air and keep temp around 20/21 degrees. otherwise its sooo hot in the apartments. 5. shower missing shaving mirror 6. Beds are awfull, impossible to sleep properly on it, it has a kind of topper from 2 cm and fall off every time you turn. and the blanket is soooo heavy (seems from 1950) you cannot sleep under it. 7.missing a lot of small things, winebottle openener, scizzor, pan, broken coffee machine etc. etc.to many to mention. Conclusion: Wait with booking until all is updated or if you dont mind and only there for party, than it will be a good choice. but forget the good night sleep.

I stayed for 20 nights. Everything went "fine" until I had an issue with the fridge. Fridge stopped working and I had to move to another room. I got a "better" room which was very much the same so I had to pack, unpack, move my stuff alone, and the worst.....throw away all the things I had on the fridge. It was very unfortunate that Urban residences did not reimburse the cost of that night after spending over 2200 Euros.

At first, I was unsure if I should write something here, because we were settled with a small refund after the first problem.... and understanding was expressed. However, after reading other recent reviews, it seems that our issue is not an isolated case. First: The apartments are in an absolutely prime location right in the center of Rotterdam. Could not be better. They are spacious, well heated, and the view of the city from the floor-to-ceiling windows is fantastic. We experienced the most beautiful sunsets. Our bed was comfortable. Even though the car elevator to the garage is not the fastest, it is very convenient to be able to park the car safely in the same building (paid, €27/day, but it costs the same in other parking garages). But: Cleanliness is unfortunately an issue in this house. At first sight it seemed clean and tidy, but then we noticed the unclean places everywhere. There is cleaning on the surfaces, but if you look closer in the apartment it was done very sloppy. Certainly, the apartments were luxurious at the opening. However, today the apartments are in urgent need of renovation. The burn holes in the flooring and carpet were present in several places, the carpet was stained, and in the bathroom the wall paint was chipping off in some places. At first glance stylish, but at second glance quite worn out. In addition, the check-in has the charm of registering in a youth hostel (even if the ladies were super friendly) and we had to wait in line in a gray corridor without windows. In my opinion, at the moment no acceptable price-performance ratio in the rooms not renovated. Too bad about the great potential. Dear management: Do the necessary maintenance to the apartments - they deserve to be restored to their former beauty. I will gladly come back, and it will be a fantastic place to stay in Rotterdam again.
