However, the rooms don't always match the expections, some have showers directly in the bathroom (no shower cabin) and the rooms facing the highway don't have functional windows. The staff is also very unresponsive, I had a hole in my bathroom ceiling due to a leakage that wasn't fixed for 10 months although it had been checked 3-4 times.

My room had a leak and they took almost 3 months to fix it, and after almost 4 months they haven’t painted the walls (which they said they were going to do in the first week). Finally the price is really high for the zone.
L	Lauren Dobischok on Google ★ ★ ★ ★ ★ Terrible customer service. I booked a room with them and paid a deposit fee, only for the system to fail and not actually give me a room. I contacted them repeatedly by email after they initially replied to organize a refund, which they did not respond to. When I called, the person who answered initially told me I could not have a refund (really? I have to pay a deposit for a room I didn't get because the system failed?) and when I told them they had said by email I could have one she asked me to email them again with my information. It is clear they ignore most of their emails as I had sent my payment info three times prior to calling.
v	vicky sharma on Google ★ ★ ★ ★ ★ Contract clauses are illegal to start with and the rent is 3x times the rent ceiling fixed by the government. The management is greedy and fines again and again to make quick money. Studios are small, expensive and lack ventilation, 125€ admin fee was charged along with the very high deposit of 1000€ but I received the studio in a very dirty condition (management did not take the blame for lack of their service). Worse still the deposits have not been returned after more than a month's time and students have been told that they will deduct 150€ or more illegally for no given reason.
T	Tim Bücker on Google ★ ★ ★ ★ ★ Although it’s on the campus it’s quite a busy place. There’s the noise from the street and the metro station is directly in front of it. And for that it’s relatively expensive. Staff is very unresponsive.

For ex: they charge 50 euros per month for "cleaning" although it never gets cleaned. The windows are supposed to be washed regularly, they were not washed ONCE throughout the whole year. Cancelling the contract is virtually impossible, due to the extreme demands that XIOR expects from you (extra 3 months rent + cancelling residence permit + other). Nobody would move in if they knew about their "money-collecting" system in advance

The management of this organisation is an absolute joke, the service I received while living there was despicable + still getting sent service costs recalculations 2 years after I moved out and being charged ridiculous amounts. AVOID for your own sanity seriously.
D	Deni Chvojková on Google ★ ★ ★ ★ ★ Horrible, horrible service! The buildings are okay but all they try to do is squeeze money for non existing charges. They sent a bill for service fees for 700eur two years after moving out. Avoid XIOR at all costs as it will only bring you problems. The only advice I have for the unfortunate souls who have rented a studio and received ridiculously high service bill is to write a disagreement letter to them and approach HUUR COMMISSIE who can take a look into the issue.
