A wonderful place, here students can rent rooms for a year, fairly well connected to the center, clean, tidy, with a basic fit chain fitness center just below the house, which is wonderful.

I have lived in the high rise building of Canvas from September 2020 to May 2021. I would strongly recommend any student in Utrecht NOT to repeat my mistake, here is why.
The checkout procedure requested me to complete a form in which I faithfully indicated the conditions in which I left the room, with pictures backing my claims. Canvas did a unilateral check of the room 2 weeks later indicating that there was some dust on the lamp and the cooker and therefore retaining 70€ of my 845€ deposit. This seemed to me to be an excessive price considering I had deeply cleaned the room, but I decided not to follow up.
4 months after my checkout, I noticed that my no trace of my 845€ deposit was to be found. I was answered that Canvas decided to charge me 659€ for cleaning and maintenance reasons that were not communicated to me (see picture). This was decided unilaterally, without my consent nor my knowledge. No mention of this extra charge was ever done during the checkout and after that.
Moreover, Canvas does not pay the municipal tax for water and garbage disposal (a tax normally paid by the owner, not the tenant) which adds 560€ to your living costs.
So to all students desperate to find a place in Utrecht, if you would like to get your deposit back and avoid paying an eye watering 845€ per month for a modest room, do not go for this place.
