479 days have passed since the termination of the rental contract. NO DETAILS/LISTS are given on how our 995 EUR deposit has BEEN SPENT!! Of course, NOT ONE PENNY has been refunded. * TIPS FOR EVERYONE * The following tips are based on my experience with Björnd Makelaardij. Our rental contract started on April 10th, 2017, and ended on April 30th, 2018. When we started the rental agreement, we paid a deposit of €995. The rental agreement ended on April 30th, 2018. Note that, the rental agreement states that the landlord must pay us the security deposit no later than one month after completion of the rental. However, neither the owner nor the agent (Björnd Makelaardij) had contacted us about this deposit, until June 5th 2018 (35 days after termination), we made a call to them. Tips 1, DO NOT TRUST Björnd Makelaardij. When they finish the check-out inspection with you, you are asked to sign on a mobile phone screen. The TRICKS are here. You can hardly see those "hidden" words on the small screen: "Hierboven al de hen bekende gebreken of wijzigingen zijn vermeld. zij een exemplaar van dit rapport te hebben ontvangen. door verhuurder géén afstand wordt gedaan van het recht op vergoeding van schade die naderhand mocht blijken." In English "All the known defects or changes are listed above. they have received a copy of this report. the landlord does not waive the right to compensation for damage that may later appear". It means they can keep you deposit with very fruitful reasons after you leave. For example, they will tell you the water tap needs to be replaced when they performed a second check without your presence. 2, DO NOT TRUST Björnd Makelaardij. They may ask you for 2-month deposit when you start the contract. SAY "NO" to that immediately and go to another agent instead, e.g., ROTSVAST. 3, DO NOT TRUST Björnd Makelaardij. They may ask you for 24-month rental period when you start the contract. SAY "NO" to that immediately and go to another agent instead, e.g., INCA RENTALS. If you are interested or want to know more, I am certainly willing to share more details of my experience.

You might want to avoid this company, especially if an expat - having a problem with the deposit when already out of the country was not a nice experience. Also, in our opinion, a weird experience between agency and landlord (see quotes below). Left the lease approx. 3 months early. Gave notice July 24. Bjornd said by phone that there were possible extra charges for early termination, including one month’s rent, but it was up to the landlord, Mr. Jurek Duszczyk. Couldn’t get any more details until 3 Sept, in spite of several phone calls, 17 emails, a visit by the landlord, and an inspection. Left apartment in excellent shape, including paint touch-ups, new drapes, new fittings, a piece of furniture the landlord wanted (a favour!). It was re-rented in one showing, a new tenant in Aug. 19. On Sep. 3 I received back remainder of Aug. rent, but only a fraction of the deposit. We were charged most of a month’s rent for the re-rental. Have never seen a charge this big for this, (and it was rented re-using the old on-line ad we ourselves had answered earlier). Mr, Duszczyk and Bjornd then contradicted each other in emails: Bjornd, Sep. 3, “As discussed with the owner before we starting with finding a new tenant again”, Mr. D, Sept. 4, “Bjornd is fully responsible for all financial issues concerning your d(e)posit. I am not aware of Bjornd’s solution.” Bjornd, Sept. 9, “it is up to the landlord which conditions he want to apply to the earlier termination.” Mr. D. “I have no influence on their decisions. I have no influence on the solution of the problem between you and Bjornd.” Finally Bjornd forwarded their invoice to Mr. Duszczyk of 16 Aug. (2 1/2 weeks before we knew), for €993.71, notation “Wij zullen deze factuur voor u verrekenen met de inkomende betaling(en)van huurder.” (“tenant will pay these fees”).

TLDR; Stay away from this agency, they only care about your coins and if you need them, they won't be there to help you. They rented me an appartment which did not even have an internet connection, once I found this out they would not help with resolving this matter at all. Upon termination of the contract, the landlord instructed Bjornd to illegaly withhold a significant amount of money. Bjornd did as the landlord wished without question and when I mentioned the illegality of this action they told me to "take care of it myself". To top it off, the one time (in three years) that I transfered my rent a day late, they were on the phone instantly to ask where it was. Sure highlights where their priorities are.

We just purchase a house with Bjornd, and we could not have been happier. They helped find us a great neighborhood and connected us with experienced lenders. The entire transaction could not have been smoother.

Very efficient and professional in helping me to find a property to rent. Also, very responsive to requests during the rental period which is what you need. Very satisfied.

Slechste makelaars van Delft. Racist treatment to internationals, poor and unprofessional services. Having had twice a negative experience with them I certainly wouldn't recommend.
