De stad Amsterdam is een groot risico gebied. Veel makelaars (niet alle) verdoezelen funderingsproblemen omdat ze het huis anders niet verkocht krijgen.

Problemen met de fundering van een woonhuis komen veel voor. Soms verzakt de fundering of zorgt daling van het grondwaterpeil voor paalrot. Hieronder vindt u de verschillende voorkomende problemen.

Funderingsproblemen herkent u onder andere aan:

Scheve vloeren
Vervormde deuren en ramen
Scheuren in bouwmuren en niet-dragende muren
Hoogteverschillen tussen woning en de stoep

Veel voorkomende problemen:

Paalrot
Door daling van het grondwaterpeil, bijvoorbeeld door bouwputten of lekkende riolen, kan funderingshout droog komen te liggen. Hierdoor ontstaat schimmelaantasting. De fundering verliest haar draagvermogen en de woning kan deels scheefzakken.
Palenpest
In gebieden waar minder lange palen nodig waren, zijn tot ongeveer 1970 veel grenenhouten palen gebruikt. Deze palen kunnen op den duur worden aangetast door bacteriën, ook als de palen onder water staan.
Gebrek aan draagkracht
Als de paal niet voldoende op een (zand)plaat is gefundeerd of als de zandplaat te dun is, kunnen verzakkingen ontstaan.
Bodeminklinking bij funderingen op staal
Een zogenoemde fundering op staal hoort thuis op zandgrond. Soms is deze fundering echter ook gebruikt op slappe klei- en veengronden. In deze gevallen kan de woning verzakken.
Te hoge belasting
Vooral in de 19e eeuw zijn veel gebouwen met één of meerdere verdiepingen verhoogd zonder dat er aandacht was voor de fundering.
Uitvoeringsfouten
Bij de uitvoering van de fundering kan iets zijn misgegaan. Bij het heien kunnen palen bijvoorbeeld kapot zijn geslagen.
Wateroverlast of droogstand
Een verlaging van de grondwaterstand in de stad kan verschillende oorzaken hebben, zoals een lekkende riolering of door grondwateronttrekking bij een bouwput.
Trillingen
Trillingen van bouwwerkzaamheden, verkeer of verkeersdrempels kunnen fataal zijn voor een fundering, zeker als er al aantasting is.

With this in mind I ended up on Fred’s site where it was plain to see that being friendly to agents was not part of Fred’s business model. I gave Fred a call and he warned me about the perils of buying property in Amsterdam and said with just the right amount of irony "I’m the only one that can save you!” The following day Fred shows up with some pretty cool gadgets and a lively "can do” attitude. We got up on the roof, we checked out the apartment, and Fred went down under to check the subfloor and foundations. All the time Fred was taking photos and explaining what he was looking for, what was good, what was not so good, and giving me useful advice. He came across as a straight-up sort of guy with a sharp eye, plenty of experience, and totally independent. I was left feeling I had definitely chosen the right man for the job!

Unfortunately this is not my case even though my appointment was made with 10 days in advance and scheduled as per Mr Fred's preferred timeslot. He cancelled our appointment with less than 3 working days of inspection due to being overworked. That I can understand yet even though he was at default he didn't offer any possibilities for another of his inspectors from his professional team to do the inspection, or offer any other timeslots to carry the inspection. He couldn't even recommend another professional in the market. Coincidently there is a clause that allows him to cancel up to 72h!
